This is by far the best Missouri grass & hunting farm for sale on the market in Nodaway County. The property has been taken care of and it shows. This 280 +/- acre farm is located just west of Sheridan, Missouri, slightly north of Hwy 246. All the fencing is in great shape and has some cross fencing within the property. The property has an existing cattle pen and working areas ready to go.

On the north side of the property is an existing home that is currently unoccupied. This place has many more years of life left in it with just a little TLC. The home has water and electric. Next to the house is an old barn that can be used if desired, along with three newer grain bins. The grain bins can be used for rental income to the new owner along with the pasture. The current pasture rent for 2019 is $19,600 with the cattle coming off October 1st, just in time for deer season.

This farm offers some of the best views I have seen in a while, with a gentle elevation change and rolling hills that walk down to creek crossings and running water. The vast majority of the property is hidden from the road by either the terrain or the timbered draws. It makes for a nice stroll or ATV ride any time of the year. Many of the fields are separated by fingers of woods that vary in size and make each field a beautiful surprise.

There is a large amount of wildlife on the property. Every time I have been there I have jumped multiple deer and turkey as well as the occasional pheasant. From the aerial photos, you will see a large amount of thick wooded fingers rolling through the entire property. This has allowed for the wildlife to not only stroll through the property but also make it home while they bed down out of the elements. There is a rich history of large deer on and around this property. With a little time and effort, you can put those deer blinds and stands up for multiple wind directions as well as those all day sits. Overall I would give this place a 10 out of 10.
